Choosing the right builder

Whatever your project is, choosing the right builder can be a daunting task. From design to fittings choices, contracts and budgets, there’s a lot to think about! 

Having a builder you like and trust who can see your project through from start to finish could be the difference between a smooth project and a total disaster.

Just like buildings, builders come in all different shapes and sizes so it's important to figure out who the right fit for your project is going to be.

Here are a few things to consider when choosing the right builder for your project:

1. Registration and location

Builders must be registered to work in the state or territory where you are planning your project so first and foremost make sure that your builder has the correct registration.

You can ask your builder to show you their registration or check online, each state or territory has a local Consumer and Business Services equivalent for this.

Make sure your builder works frequently in the area where you want to build as this means they will have knowledge of the area as well as local suppliers and contractors.

2. Design choices 

Not all builders build the same things! There are builders that only do commercial projects, those that only build small homes, and some that only do high-end custom designs. 

Before you start looking for a builder, you need to decide on the style you want, then look for a builder to match!

Many builders specialise in certain styles. If your project is specific or bespoke, consider a builder with expertise in that area.

3. Budget and financial stability

Once you’ve chosen the style that you want, think about how this fits in with your budget. Choosing a builder that can deliver your project within your budget is super important. But many people fall into the trap of going with the cheapest quote.

Consider the builder's financial stability. A credit reference can be sourced from any number of online agencies. This is one of the best sources of information about the financial strength of a company. 

Make sure you check if the company pays its suppliers on time and if it has a good rating in the industry.

4. Completed projects and references

If you have a particular style of project in mind, ask the builder how many other similar projects they have completed in that style. The company may have a beautiful portfolio of drawn designs but have never actually built in that style.

Similarly, don’t be afraid to ask for references. You will have to work with them for a while so getting a feel for who they are and how they work is really important.
